Dallas City Council Elections
|
|
|
TREC’s Political Action
Committee (PAC) evaluated candidates for Dallas City Council,
prioritizing those aligned with our commercial real estate, housing,
and responsible development priorities. After in-depth discussion and
review, the PAC endorsed candidates committed to local issues,
community growth, and policy solutions supporting our industry and

practical, pro-growth policies and represent the interests of our
members and the broader Dallas community.
Election Day is Saturday, May 3. Early voting runs from April 22 to

City of Dallas Important Updates
DallasNow – Accela Rollout
The City of Dallas launches DallasNow (Accela), its new land
management system, on Monday, May 5, 2025,
replacing Posse. This system streamlines permitting, planning,
engineering, and enforcement functions, improving efficiency and
transparency.
ProjectDox goes offline from Thursday, April 25 at 4 p.m.
through Saturday, May 4. The City offers
extended hours for application submissions between Monday, April 14 and Thursday, April 24.
TREC is hosting a training demonstration
with City staff on Thursday, April 24, at 10 a.m. in
the First Floor Annex of 3100 McKinnon Street. Please contact Michael Williams

City of Dallas Commercial Remodel Fee Adjustment
The city proposes
correcting the commercial remodel fee after discovering a formula
error in the 2024 comprehensive fee update. The current fee is lower
than the original rate in place for nearly a decade, resulting in an
estimated $13 million budget shortfall.
TREC appreciates PDD staff identifying the issue, proactively
communicating with stakeholders, and addressing it
transparently.
The updated fee, briefed to the Economic
Development Committee on Monday, April 7, will be
considered by City Council on Wednesday, April 23,
and goes into effect Sunday, June 1. Read more

Park Land Dedication
TREC is working closely
with Dallas Park Department staff
on the updated Park Land Dedication Ordinance and supports key
changes like a consolidated fee structure, exemption for affordable
units, and larger Nexus zones. We advocate for reasonable fee
increases and greater predictability between land dedication and
fee-in-lieu options. The draft that passed the City Plan Commission
heads to the Parks, Trails & Environment Committee for
consideration in May.
Parking Reform
The City Plan
Commission (CPC) advances a revised off-street parking reform
package, significantly reducing minimum requirements across Dallas.
The package eliminates requirements entirely for transit-oriented
developments, downtown, most office and industrial uses, and historic
buildings, while excluding the Lower Greenville area. TREC supports
the CPC compromise and recommends six technical amendments for
Council consideration. The Economic Development Committee heard the
proposal for the first time on April 7, where
members expressed concerns about spillover parking in single-family
neighborhoods and enforcement capacity, but acknowledged the benefits
for housing affordability and permitting efficiency. Full Council is
expected to be briefed on
Wednesday, May 7.
